Mangio graces ULI confab

MEXICO, Pampanga — Renowned urban planner, sustainable construction advocate and top architect Nestor Mangio recently graced and spoke before members of the Urban Land Institute (ULI) on its 75th anniversary held at the Los Angeles Convention Center in the US.
Mangio, chairman and chief executive officer of Central Country Estate, Inc., delivered the presentation “Vision to Reality,” or how The Lakeshore came into fruition.
“The vision was to build the first lake-resort community in the Philippines with unique amenities and introduce a new lifestyle. Ten years ago, we can only show the stakeholders our vision via animated video. Today, we it has become a reality.
“The Lakeshore offers countryside living with the amenities of urban living with the presence of shopping centers, entertainment facilities, like golf courses, hotels, casinos, and the Clark International Airport nearby. With the accessibility of the workplaces of Clark and Subic, this makes The Lakeshore an ideal place to live,” shared Mangio.
Mangio furthered: “The Lakeshore is the first man-made lake resort community in the Philippines, a 741-acre property designed with the principle of new urbanism. It is accessible through the North Luzon Expressway and the Subic-Clark-Tarlac Expressway. The façade along the expressway is a 24/7 gasoline station and convenience store, a variety of restaurants including McDonald’s and local cuisine. Retail outlets are designed to meet the basic daily needs of the residents. Within the community are pedestrian friendly sidewalks and promenades that serve as events place for Sunday markets, car shows and other exhibitions.”
Inspiration
Mangio disclosed the sources of the inspiration for Lakeshore: “The Lakeshore has been inspired by the lake communities of Irvine and Las Vegas and the architecture is inspired by the Italian theme of Lake Como and the aquatic life in the lake by the Putra Jaya of Malaysia and the fountain by the jet water fountain of Geneva, Switzerland. It provides healthy living by way of its outdoor sports activities like sailing, jogging, swimming, boating, kayaking, fishing and even triathlon competitions. The iconic lighthouse serves as the main identity of The Lakeshore. The pier is a favorite venue for events like weddings and other celebrations. Informal gatherings are held at the resort island with its swimming pool, jacuzzi and pavilions while the more formal occasions are held in the two air-conditioned tents. The lake and the surrounding parks are designed to be enjoyed by the surrounding communities outside of the estate without compromising the privacy of the 10 different gated villages. The houses in The Lakeshore cater to the different classes of the society, from a 2 bedroom to a 10 bedroom luxurious house. The lakeshore is now home to residents who are enjoying the unique amenities and facilities of the estate. Living at The Lakeshore is where every day is a holiday.”
Raising the bar
“The Lakeshore has raised the bar in Real Estate Development in the Philippines and has influenced other bigger players to follow waterfront development. These 2 projects are South of Manila. Our firm designed the 1,600-acre Eton City which is a mix-use waterfront development,” said Mangio.
“To help address the 3.4 million housing shortage of the Philippines, the Lakeshore as part of its corporate social responsibility will build 4,000 affordable housing units in the next three years. The markets are the BPO agents, the 120, 000 workforce of Clark and Subic Freeport Zones and the Filipino overseas workers. There are 10 million Filipinos working in Asia, Middle East, North America and Europe remitting 20B dollars annually. The Philippines is now the call center of the world with an annual growth rate of 38% and earning 12.2 B dollars revenue last year. It is predicted to grow 50 percent next year. The Filipinos living in North America and other parts of the world are now coming home to retire in the Philippines including Japanese, Europeans and other nationalities because of our pleasant weather and inexpensive cost of living and warm hospitality,” Mangio added.
Sustainable community, vision and reality
“After 10 years, the Lakeshore has become literally green becoming one of the first sustainable communities in the country and a paragon of environmental protection. This show the visions of urban planners and architects who are gifted with ‘seeing the future’ and how visions can be transformed into reality,” Mangio concluded.
